Preparing Your Home

Remove emotion from the sale of your home. When talking with Realtors®, you will often find that when discussing buying real estate, they will refer to your purchase as a "home." Yet if you are selling property, they will often refer to it as a "house." There is a reason for this. Buying real estate is often an emotional decision, but when selling real estate you need to remove emotion from the equation.

You need to think of your house as a marketable commodity. Property. Real estate. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.

De-personalize your home. The first step in getting your home ready to sell is to "de-personalize" it. When a potential homebuyer sees your family photos hanging on the wall, it puts your own brand on the home and momentarily shatters their illusions about owning the house.

Removing clutter is the hardest thing for most people to do because they are emotionally attached to everything in the house. After years of living in the same home, clutter collects in such a way that may not be evident to the homeowner. However, it does affect the way buyers see the home, even if you do not realize it. Clutter collects on shelves, counter tops, drawers, closets, garages, attics, and basements.

Fix-up the house interior & exterior including plumbing fixtures, ceilings, walls, carpet & florring, windows & doors, landscaping, the backyard, and the front door & entryway.

Do not do anything expensive, such as remodeling. If possible, use savings to pay for any repairs and improvements – do not go charging up credit cards or obtaining new loans. Remember that part of selling a house is also preparing to buy your next home. You do not want to do anything that will affect your credit scores or hurt your ability to qualify for your next mortgage.

Marketing Your Home

"For Sale" signs are a great way to market your home. When you put your house up for sale Hammond Realty will be placing a "for sale" sign in the front yard. The sign will identify the agent’s company, the agent, and have a phone number so prospective buyers can call and get information.

Flyers and a brouchre box can help market your home. The brochure box is convenient for those buyers who drive by and just happen to see the "for sale" sign in front of your house. It provides enough information so they can determine if they want to follow up with a phone call or inform their own agent they are interested in your house.

The Mulitple Listing Service (MLS) is one of the first steps in marketing your home. The MLS is a database of all the homes listed by local real estate agents. Important information about your property is listed here, from general data such as square footage and number of rooms, to such details as whether you have central air conditioning or hard wood flooring. There should also be a photo, and a short verbal description of what makes your house "special." The main point about having your house listed in the MLS is that you expand your sales force by the number of local MLS members.

Advertising is just one way to market your home. Every home seller likes to see advertisements featuring their home. Newspaper ads, neighborhood announcements, display ads, classified ads, local real estate magazines, and even advertisements on the Internet are all possible advertising venues.

The main job of advertising is not to sell your house directly. Advertising creates phone calls and some of those callers become clients of the agents answering the calls.

Showing Your Home

An "Open House" can be very important because they can generate word-of-mouth advertising. Whether your neighbors help to spread the word, or interested buyers visit your open house — open houses can be an effective addition to marketing your home.

Showing your home to interested buyers is, of course, a crucial step in the sale of your home. Your home should always be available for show, even though it may occasionally be inconvenient for you. Be aware that homebuyers often feel like intruders if you (the homeowners) are home during a viewing. When possible, you should plan on vacating the property during showings.

Keep your home tidy and ready for a showing at all times. Pick up papers, do not leave empty glasses in the family room, keep everything freshly dusted and vacuumed. Try your best to have it look like a model home.
